Looking for our first deal!

Hello everyone, We are looking for our first deal. Steve Lloyd advised us to find a house between $76K and $110K which we plan to buy, rehab, and sell in order to start building some working capital to advertise. As you know, starting out in this business is tough but we are highly motivated, highly skilled, and are looking forward to our first purchase during the month of April. You didn't provide areas you are willing to work in. I am in NJ so it would be helpful to know where you are looking. I do occasionally get philly deals across my desk.

Brakes172, You're right, I wasn't specific. We are looking in Delaware and Chester County in PA. We want to stay out of Philadelphia and Chester if we can. Our price range is up to $200K, but we'd like to find lower deals in the $50-$100 price-range to rehab. Thanks, Mike

Hi Mike
I am a wholesaler. My website is cmako.com at any time you can
view the deals I have. I do business in Northumberland County, Wilkes Barre/Scranton, Philly, Harrisburg, Lancaster. Where the deals are vary at all times. The value of the homes are usually in the $65K-$90K value after rehab. We keep it in this price rang because if you go higher it's hard to cash flow, and that is the name of the game. Hi Mike
I have something in Harrisburg if you're still looking. You can get it for $50k and the comps in the area are from mid $80s to low $90s. I had a contractor go through and quoted me a price between $10k to $12k worth of work to make it flip worthy.
