Investment Opportunity in Northern NJ

Hi Everyone:
New member here. I have spent the last 15 years as a commercial lender in the Northern NJ and NYC marketplace. I am now working for a developer in Jersey City who is moving forward with a exciting project. The details are as follows:
Property is currently vacant and has received planning and zoning board approvals for the construction of a 7 story, 129 unit condo building. Located in downtown Jersey City. Land is worth approximately $10,000,000. Originally planned on getting a 80% construction loan. With the changes in the marketplace that is no longer possible and we need to raise the money privately. Looking for investors. THIS IS A LONG TERM PROJECT, probably 2 to 2 1/2 years. Projected rate of return is somewhere in the 30% - 35% per annum. Minimum investment is $50,000.
